MISSISSAUGA RISING: HOW M3 AT M CITY RESHAPED THE CITY’S SKYLINE
M3 marks the newest phase of the M City community, an ambitious multi-tower development reshaping the heart of Mississauga, Ontario.
Eighty-three stories can change a skyline. M3 does just that. Rising in Mississauga’s downtown core, the tower reflects the city’s upward momentum and lofty design aspiration.
Sawtooth balconies, black-and-white zig-zag banding and a striking profile won the Arcadis design a 2019 BILD Project of the Year Award. But what’s inside the building is just as distinctive.
Constructing this 260 m [853 ft] icon required advanced concrete solutions, an accelerated schedule and strict performance standards to bring its bold design and 950 units to life. Innocon, a subsidiary of Amrize, was selected to supply concrete for the project.
Here’s how M3, anchoring one of the Greater Toronto Area’s (GTA) most ambitious residential developments, came to be.

Amrize supplied a comprehensive package of specialized mixes tailored to perform at every stage of M3 construction.

- ~66,00 m³ [86,300 yd³] of total concrete delivered across the project scope
To keep every pour on track, Amrize paired its materials expertise with digital coordination through ConcreteDirect. Real-time truck tracking, paperless delivery tickets, live batch data and direct messaging between site and dispatch streamlined coordination and kept every pour on schedule.
That performance mattered, particularly given the structural demands.
"I understand high-strength concrete mix designs under the new environmental regulations have challenged the concrete supply industry, of which there were several included in the M3 tower design,” said David Schauer, construction manager at EllisDon. “Overall, combined with congested formwork with up to 55M rebar and couplers, the concrete managed to fill the voids, meet the strength requirements and result in a quality finish."
By pairing advanced mix designs with technical support and digital tools, the project moved smoothly from excavation to completion in 2025.
And performance extended beyond the mix itself.
“From the submittal of mix designs to production, the timely supply of concrete played a key role in maintaining the original schedule milestones throughout the placing activities.
As expected, a complex project such as this was not without its challenges, but Innocon and Amrize worked as part of the collaborative project team to find resolutions."
